started in 1975 to serve the housing needs of a small semi-resort
town associated with Clemson University.
With rapid growth of the area and Clemson University, availability
of traditional rental housing has become all but non-existent.
A market has been identified where some students*,
as opposed to large-scale apartment complexes prefer neighborhood
type housing. In addressing these needs it has become clear
that security, close access to the University, ultra modern
facilities, ample parking and maintenance including lawn care
are important considerations. 70 to 80% of our annual rentals
are renewals or word of mouth.

It has been our experience that students in these settings
are, in general, not subjected to excessive noise, car damage,
potential personal injury, and in some cases undesirable individuals.
We take great care in the interview selection process and
in many cases know the families. In any event, "ALL"
student tenants are required to furnish parent contact information.
Carolina Capital, using the above criteria, has developed
a neighborhood housing concept, which offers an attractive
and economic alternative to apartment living. All of the homes
are located about a half mile from the university and most
are served by the Clemson Area Transit System "CATS".
